Important points:

  • Duration and renewal – fixed term hai ya month-to-month? Renewal automatic hai ya mutual consent pe?
  • Rent and deposit – amount, due date, mode of payment, deposit refund conditions, deductions ka scope.
  • Maintenance and repairs – routine vs major repairs kaun bear karega, society charges kaise split honge.
  • Use of premises – only residential, subletting allowed ya strict ban, pets policy, nuisance restrictions.
  • Notice period – both sides ke liye clear, usually 1–3 months.
  • Condition of property – initial condition record (photos, inventory) taaki later damage disputes avoid ho.

Registration and stamp duty local law ke hisaab se ho sakte hain; unhe ignore karne se agreement court me weak pad sakta hai. Police verification bhi safety ke liye important step hai.
